LOCAL KNOWLEDGE. CLEARER DECISIONS.

A few things worth knowing.

How does the home-value analysis work?

Enter your property address, choose buying or selling, and submit your full name and email address. William Yang Real Estate prepares a personalized property analysis and delivers the completed report by email. Research and analysis are not completed instantly on this website.

Why can list price differ from market value?

List price is a seller’s asking price. Recent closed sales show what buyers paid. Pending listings and active competition add context, but do not establish a final sale price.

What is a seller net sheet?

It estimates sale proceeds after negotiated commissions, concessions, taxes and closing costs. Mortgage and lien payoffs are deducted separately when provided.

What costs should a buyer plan for?

Down payment, lender costs, prepaids, escrows, insurance and any buyer-paid broker compensation. Earnest money already paid is a credit toward cash due at closing.

Are broker fees fixed?

No. Broker compensation is negotiable. The planning defaults can be changed to match your agreements, including who pays buyer-broker compensation.

Is this an appraisal?

No. Your report is an estimated comparative market analysis (CMA), not an appraisal. It cannot replace a professional appraisal.
